
Prime Housing Development Details Revealed as 'Tamesis Point' Arrives on Greenwich Borough Map

Details of London’s latest prime development are revealed today by property development and investment company, Tilfen Land Ltd, with the announcement that its 2000-home project has received outline planning consent from Greenwich Council.
The 25 hectare site to the west of Thamesmead town centre lies at the western tip of the Thames Gateway regeneration area and will provide a mixture of residential - including 35 per cent affordable housing - community and commercial facilities.
The plans for Tamesis Point, previously known as Tripcock Point, have been developed by Tilfen Land in conjunction with David Lock Associates. The development embraces high quality design principles and the regal style of Georgian London will greatly influence Tamesis Point’s street layouts and geometry. For example: a north-south formal grand avenue with a series of public spaces and landscaped gardens will lead from the entrance to the development to the kilometre-long River Thames frontage complete with riverside footpaths and plazas.
Office spaces, restaurants, shops, parks, a local primary school and a hotel are also major features adding to the appeal of this new residential development. Given its location, Tamesis Point will also benefit from proposed transport infrastructure plans such as the Greenwich Waterfront Transit scheme, which will connect the site to Woolwich’s transport hub and the proposed Thames Gateway Bridge.

Our aim is to create a genuine mixed community and provide housing, amenities and facilities which both complement existing facilities as well as meet the needs of the local area as a whole. The development will also greatly improve the range and quality of private sector and affordable housing in the Thamesmead area.”
Tamesis Point will be built in phases over a ten-year period and, as each phase is completed, communities will begin to establish. It is anticipated that construction on-site will begin in autumn 2006, with the first homes available during mid 2007.

• Tilfen Land’s role at the site will be to ‘townplan’ the whole development by devising the overall phasing strategy, offering serviced development ‘parcels’ to the housebuilders who will plan, design and construct houses in their areas according to strict design guidelines. Tilfen Land will also be responsible for providing the necessary infrastructure for the development to evolve.
