INTRODUCTION

Tilfen Land is a Thames Gateway based property investment and development company undertaking asset management and the regeneration of land and property in the south east of England.


Strategy

Tilfen Land will continue to focus on asset management and planned maintenance to try and maximise tenant retention and add value where possible in an increasingly challenging market.

Given the worsening economic outlook we intend to focus hard on cash flow and maintain close links with all our tenants as we anticipate a period where business is generally harder, leading to reduced tenant demand, and potentially more instances of occupiers experiencing financial difficulties.

We will also continue to pursue pre-let opportunities in our existing development portfolio that are suitable for retention in our investment portfolio and where returns on costs are satisfactory. We will not be carrying out any speculative development, other than our existing commitments to build out the Tilflex buildings at Veridion Park.

With a strong balance sheet, net cash surplus over debt and £6.8 million of investment income we have a robust and well-balanced business and will be focusing on increasing our investment income.

In addition to retaining suitable completed developments, we will be actively looking for medium term development opportunities which are either income producing or capable of producing short-term income.
